| WOULD
YOU, AS BUILDER/SELLER, LIKE TO MAKE YOUR HOMES AVAILABLE TO BUYERS
THAT WOULD NEVER BE ABLE TO PURCHASE A HOME WITHOUT THE FAMILY HOME
PROVIDER PROGRAM?
As you know there are many buyers who have good credit and excellent
employment making a good living wage. The problem is, they spend
most of their income on the family and just plain living. They are
unable to save the $2,500 to $7,000 need to purchase a home. Family
Home Providers has solved that problem. As a 501 (3) c non profit
affordable housing program, we are allowed to donate, as a gift,
up to 3% of the contract price of the property to the buyer. There
is no expectation or obligation of repayment of this gift from the
buyer ever. There are a number of things that the buyer must do.
Once they have been completed the requirements, the buyer is ready
to close.
HOW
DOES THE PROGRAM WORK?
Family
Home Providers will donate a down payment of up to 3% of the
contract
price and wire the funds to the closing attorney 24 hours prior
to the closing. After closing, the builder/seller will pay a
3%
+ $400.00 service fee to Family Home Providers from the seller's
funds. The closing attorney will wire this service fee to Family
Home Providers, 24 hours after closing.
You
are now thinking, I have a 7% commission to pay, a 3% closing cost
to pay, and I have to buy a warranty for the buyer. How much more
money will it take to sell my house. Here are the reasons you should
sell your home(s) using the Family Home Provider Program.
WHY
IS THIS GOOD FOR THE SELLER?
-
The
seller will have many more buyers looking at their property
because it is a no down payment property.
-
The
seller will write a contract price at the appraised price and
their will little or no negotiation.
-
The
seller will sell the house quicker because of the number of
buyers available to this property.
-
The
seller will not have the house on the market more than 30 before
a contract is written, saving months of interest payments. That
savings alone can be as much as $6,000.
This
program is a Win for the buyer, a Win for the seller, a Win for
the lender, a Win for the builder and a Win for the real estate
agent, and a family will be able to realize the American Dream of
homeownership. |
